Usual House Features

These homes are almost always built with a cavity wall system with 50mm of insulation between the blocks and 100mm of insulation in the attic. Many homes would have upgraded their insulation levels in the meantime, by pumping the cavity wall and adding insulation of 200mm in the attic. The original windows provide medium insulation value but were likely installed without airtightness being a priority. The floors are typically solid concrete, with medium levels of insulation underfoot, and typically heated with a gas boiler.

What Our Survey Will Look At

Homes built in this period will have windows coming towards their end-of-life, if they have not yet been upgraded. Our surveyor will examine this, as well as the quality of external doors and the general levels of draughts throughout the home. We will also check your home’s insulation standards, to detect potential wall or attic insulation upgrades. A thorough assessment of your heating system gives us the platform to design a ultra-efficient heat pump solution, tailored to your home. We will also assess your roof, to design a Solar PV solution that maximises your solar potential.

Typical Costs & Grants

Retrofit costs will depend on the condition of your windows and doors. If they have not been upgraded already, this is now the time that many people will consider upgrading to triple-glazed standard. If windows have been upgraded already, we will focus on heating system efficiency through a heat pump, as well as insulation improvements and major cost savers like solar PV.

Consultancy

Electric Ireland Superhomes works with a limited number of Approved Partners for major renovation projects, offering an energy advisory service and access to One Stop Shop grants.

Major renovations and energy retrofit works should ideally be carried out by the same contractor, with a dedicated architect overseeing the integrated design and coordinating the works programme.

Unless you are working with one of our Approved Partners, Electric Ireland Superhomes cannot carry out general renovation works such as extensions, attic conversions and major renovation works such as room re-modelling, kitchen installations and similar. This means that if your project involves non-energy retrofit works such as those mentioned, we cannot tender for your energy works or carry out a home energy assessment.

Traditional Homes

If the walls of your home are primarily constructed from stone or brick, it likely falls into the category of ‘traditional home’. This is important, as it means two things:

  • If the walls are not yet insulated (or are insulated poorly or insulated only in some places) they will require an insulation solution that minimises condensation risk. Condensation risk can increase significantly in the case of ‘porous’ wall types, such as stone and brick, when conventional insulation materials (standard dry-lining, standard external wall insulation) are used. In order to minimise condensation risk, and preserve the health of the walls and home, breathable insulation materials should be used. Examples of suitable materials include lime & hemp plaster, corkboard, Calcitherm, to name a few. These materials are both more specialist and expensive to install.
  • The only way that you can currently access SEAI grant funding for suitable insulation for stone and brick is through the SEAI ‘Traditional Homes Pilot’. There is more information on the pilot programme here: https://www.seai.ie/grants/home-energy-grants/one-stop-shop/traditional-homes

To access grant funding through the SEAI pilot, you will need a specialist architect or professional with documented experience in traditional homes to oversee your renovation project. Electric Ireland Superhomes cannot provide you with such a person or reference.
